Price, Down Payment, and Loan
Set the purchase price, down payment percent, closing costs percent, interest rate, and term. The sheet calculates down payment, loan amount, cash in, and the monthly principal and interest via the standard amortization formula.

Income, Expenses, and NOI
Monthly rent and vacancy percent give effective rent. Property tax, insurance, HOA, and utilities are entered directly; maintenance and management scale as a percent of rent. Annual NOI equals effective rent minus all operating expenses.

Year-by-Year Cash Flow
Ten columns - one per year - showing rent, effective rent, operating expenses, NOI, debt service, and cash flow. Rent grows by your rent-growth rate, fixed expenses grow by the expense-growth rate, and maintenance and management scale with rent.

Yields, Sale, and Total Return
