Go to Property Setup and enter each property with name, type, bedrooms, purchase price, monthly mortgage, insurance, utilities, and annual tax.
Log each booking
In the Booking Log, enter check-in/out dates, guest name, select the property from the dropdown, and fill in nightly rate, cleaning fee, platform fees, and expenses.
Review monthly performance
The Monthly P&L shows net income by property across 12 months. The Occupancy sheet tracks nights booked and occupancy rates.
Compare property returns
The ROI Calculator shows cash-on-cash return and cap rate for each property side by side, factoring in all fixed costs.

What is the occupancy analysis?
It tracks nights booked per property per month. The occupancy rate is calculated as nights booked divided by 30 available nights. This helps identify seasonal patterns and optimize pricing.
Can I track expenses beyond Airbnb fees?
Yes. Each booking has an Expenses column for cleaning supplies, repairs, restocking, and other per-booking costs. Fixed costs like mortgage and insurance are tracked separately in Property Setup.
Does it work for VRBO or other platforms?
